Our Surveys will help you avoid costly unforeseen surprises ensuring it is a safe environment as well as giving you the information required to secure a fair price during negotiations. Brankins offer two types of home surveys, depending on the type, style, age and location of the property and can also include a valuation at an additional cost. ✓ RICS Level 1 Survey (formally known as a condition report) is the most basic survey undertaken.
✓ Designed for clients (home buyers, sellers, and owners) seeking a professional and objective report on the condition of a property at an economic price.
✓ Best suited to conventionally built, modern properties, but not older, complex, or neglected properties.
✓ Most suitable for experienced buyers and newer properties
What is included in a RICS Level 1 Survey
✓ A visual inspection of the property (but will not carry out any tests on the fabric or services of the building (e.g., electrics, plumbing, heating).
✓ The report details the condition of the building, its services and grounds, and will provide an assessment of the relative importance of any defects or problems.
✓ It will also highlight any relevant legal issues and or obvious risks to the building, people, or grounds.
✓ Where our surveyor is unable to reach a conclusion with reasonable confidence about any aspect of the property, the report will provide recommendations for further investigations.
A RICS Level 1 Survey report does NOT include:
❖ Advice on repairs or ongoing maintenance.
❖ A visual inspection under chamber covers to drains or septic tanks.
❖
A reinstatement figure or market valuation.
A valuation is not included with this report however, this can be included as an extra cost with this service.
